Town planning is basically a full fledged system that determines how to develop a land efficiently for a new neighbourhood or town or in a few words it just a way to redesign a preexisting space. This process is carried after planning beneficial strategies. It is kept in mind to use light and space in a beneficial way while designing sewerage, roadways,water and transport systems.
Planning of town can be divided into two categories- Strategic planning & land use management. Now, if we talk about strategic planning then we can say that it is a long term planning of what you are going to do in coming years. This is done for future developments of the new towns. Land management is done to determine what each part of that particular land is going to be used for. This process encapsulates zoning, building restrictions, sewerage and water system etc.
Strategic Planning: It is the planning that is done by local & provincial governments at micro or macro levels.
Land Use Management: Use of land with or without the permission of municipality according to the planning schemes.
The whole process of planning a town comprises of 2 parts:
1. You need formation of a document that deals with various sections like coverage, building lines & special uses. This document encapsulates all the control measures that are applicable to various zones.
2. You need a perfect plan that covers all the areas of planning the town.
Various restrictions regarding each zoning as follow.
· What type of land be used.
· What is going to be established with the permission of municipality.
· What should not be established in a specific zone.
· What density, ratio of floor area and building line are applicable.
